Real Estate Weekly - NeptuneSixth

Excerpt -

Construction on the development’s first phase — a standalone seven-story, 161,000 s/f retail and commercial building at 626 Sheepshead Bay Road — recently commenced, and is expected to be completed by summer 2017.

Cammeby’s plans to begin site work for the retail at Neptune Avenue — comprising 90,000 s/f — this fall, with the project’s second phase, including the residential component, scheduled to break ground in late 2017.

“As longtime investors in Coney Island, we appreciate the unique cultural fabric of this community and have approached Neptune/Sixth with an eye toward creating a true neighborhood destination that supports the needs of residents and positively contributes to the area,” commented Jacob Cohen of Cammeby’s.

“We look forward to providing existing Coney Island retailers and services with an updated and modern environment in which to grow their businesses, while also welcoming new tenants to enhance the base of amenities for the neighborhood.”

Winick Realty Group has been retained as the exclusive retail leasing agent for Neptune/Sixth, while The Lawrence Group is overseeing leasing for the development’s office space. The development was designed by New York-based S9 Architecture.

“In our planning for Neptune/Sixth, we worked to gain a deep understanding of the neighborhood, its residents and businesses,” said Navid Maqami, design principal at S9 Architecture.

“Our goal is to transform the existing fragmented fabric into a vibrant urban place where people can work, shop and live. The two sites separated by elevated tracks will be linked through careful interventions under the tracks as well as use of similar materials and architectural vocabulary.”

New Info and Renderings on NeptuneSixth.com

Pretty aggressive timeline for the first building

Excerpt -

NEPTUNE/SIXTH, CONEY ISLAND’S PREMIER MIXED-USE DESTINATION

The comprehensive re-imagination and revitalization of 532 Neptune Avenue and 626 Sheepshead Bay Road will create a hub of transportation, shopping, restaurants and services for the Coney Island community. These exciting new destinations will feature more than 250,000 square feet of premier retail and commercial space combined, more than 800 parking spaces, and outdoor landscaping and seating areas.

The first phase of this new community-oriented development is the site at Sheepshead Bay Road, which is being developed into a 161,000-square-foot retail and commercial building that is planned to welcome tenants by Summer 2017.

The current businesses located at 532 Neptune are an important part of the plan. They are assets to the community today, just as the completed Neptune/Sixth aims to be an asset to the community tomorrow. During development, these vital businesses and services will relocate within the
Neptune/Sixth development site, allowing for continued access, service and convenience to their loyal customers.

Surf Vets Plaza

Thanks to a reader that sent this link yesterday

6sqft.com excerpts

Here’s a look at the site plan showing how ambitious the project is. It’ll be comprised of several towers of various heights, with a street cut in between the development. Both buildings will be surrounded by landscaping and boast courtyards at the center.
