Passed by the construction this week. Work seems to be progressing a bit, and I was happy to see that there was some work being done that seemed to be the beginnings of the performance stage. Will take some pics in a couple weeks.

New Amphitheater, New Aquarium, New Shopping Mall/Tower and then New Casino Hotel?

Really wondering what Thor has in mind with the purchasing of the land adjacent to Hotel zoned land on Surf Ave. We all know the Amphitheater comes in summer 2016 and the new Aquarium in summer 2017. After that comes the new shopping mall/ tower that Schron is building. 

Is Thor really going to try for a Casino Hotel in 2021? The upstate casino licenses were awarded in 2014 and the legislation calls for a 7 year moratorium after that until NYC casinos can be considered. There is significant opposition in Brooklyn to casinos. I don't know if Thor can accomplish it, and I don't know if Coney can support a 30 story hotel development without a casino. Maybe a Comfort Inn or Hampton Inn. But a huge hotel likely needs a casino. I wonder what Joe Sitt has in mind to purchase this land a good 6+ years after rezoning was done? Perplexing issue. I seriously doubt that this type of deal would have been done without a rock solid plan............

Temperatures are cooling down, but Brooklyn’s residential market certainly isn’t. Both the median and the average sale prices notched record highs as demand for tertiary living continued to thrive throughout the late spring and summer of 2015.

According to the Elliman 3rd Quarter report findings, the lower borough saw an average sale price of $856,839 for condos, co-ops and 1-3 family properties. This is an 18 percent jump compared to the same period last year.

The median price jumped by more than 15 percent to over $676,000, a new high, and the luxury market drove prices to a median level of $2,025,000 per property.

“Brooklyn reached its highest price per square foot level ever for the third quarter in a row, this is mainly due to the lack of supply combined with the aggressive demand to want to buy in Brooklyn,” Nadia Bartolucci, a salesperson at Douglas Elliman who specializes in Brooklyn properties told Brokers Weekly.

Sheepshead Bay remains one of Brooklyn’s most affordable neighborhoods to buy a condo or co-op, and now a developer has filed plans for new condos there, at 1780 Sheepshead Bay Road.

The 70-foot-tall structure will rise on a vacant lot at the corner of Shore Parkway, a block south of the elevated Belt Parkway. It’ll have 6,900 square feet of retail on the ground floor and 5,400 square feet of medical offices split between the first two stories. The four remaining stories will have 19 apartments spread across 27,384 square feet of residential space, for family-sized average units of 1,441 square feet.

Amenities include a shared terrace on the second floor, a shared roof deck with a pool, and a 12-car garage on the ground floor.

Is this a possible setup for a Casino Hotel proposal for Coney Island in 2020 or so? Hope so! Love the fact that Thor is still buying. Thor and Schron are 2 of the biggest real estate names in NY right now. And they are both in Coney! Go Joe! Go Coney! Keep moving forward!
