Trapeze School opening in Coney on Friday

Trapeze School New York plans to open a new outdoor location at Stillwell Avenue and Wonder Wheel Way on Friday, bringing acrobatic thrills to the "people's playground." The school will be offering two-hour classes to beginner students for groups of up to 10 people. Each class has three instructors. 

Perhaps best of all, Coney Island's crowds will be able to gape from the sidelines. 

"It's amazing to watch," said Anne Brown, co-founder and president of the school. "The crowd gets very enthusiastic rooting for these people overcoming their fears of this activity." 

Classes will be offered seven days a week through the end of September. 

The trapeze school will be across the street from the Smorgasburg food market and the outdoor street art show known as Coney Art Walls. Thor Equities is working with Biederman Redevelopment Ventures to present all three. 

Lizzmonade, a gourmet lemonade stand, will be opening up a location near the trapeze school.

Just six days before the expiration of a lucrative tax break for real-estate developers, the New York City Department of Buildings issued a flurry of permits for the construction of a 40-story rental tower and shopping complex a few blocks from the Coney Island boardwalk.

It was part of a surge in activity by developers and architects looking to make sure buildings qualified for tax incentives under the program known as 421-a. The program, which conveys more than $1 billion a year in benefits to developers, expired at midnight Monday. 

If Mayor Bill de Blasio’s plan is adopted by the state Legislature as drafted, it would extend the deadline until the end of the year, giving the city time to develop new rules for the program, a mayoral aide said.

In April, 5,546 New York City residential units received construction permits, the most during any single month in the past five years, according Census Bureau figures. April was the most recent month for which figures were available.

About 80% were in Manhattan and Brooklyn, some concentrated in very large buildings.

Under 421-a, new construction of multiple dwellings receives partial tax exemptions for up to 25 years.


“Our goal is to get our permits as quickly as possible,” said Dennis Hasher, who is working on the 418-foot-high Coney Island tower for developer Cammeby’s International Group. “Real-estate taxes are a very significant cost.”

The Coney Island tower—on Neptune Avenue near Brighton Beach and Sheepshead Bay—is to have 544 apartments, 890 parking spaces in a three-story garage, spaces for 296 bicycles and a renovated shopping center.

A permit application was filed in January, but it wasn’t until June 1 that the project got zoning approval. On Tuesday, the building permit was issued, after four separate reviews by Department of Buildings.

New York City’s Department of Buildings today issued a work permit for iStar Financial to begin construction on its Coney Island beachfront amphitheater and restaurant, together called the Seaside Park and Community Arts Center, city records indicate. The permit allows for renovation of an existing building—the historic, now-vacant Childs Building at 3052 West 21st Street—and construction of a new amphitheater and related roof structure on an adjacent site. The total cost of the boardwalk project is $53 million.

“Every major market in the country has a covered 5,000-square-foot amphitheater,” Karl Frey, the executive vice president of land and development at iStar, told Commercial Observer. “Those tours sometimes skip over New York because we don’t.” He added: “There’s a real hole in the market.”
  
The three-story, 60,000-square-foot Childs Building will have a restaurant and the adjacent covered amphitheater will have 5,000 seats on the boardwalk, according to a project overview Mr. Frey gave this morning at a Brooklyn development event hosted by Baruch College’s Steven L. Newman Real Estate Institute, Kasirer Consulting and Zetlin & De Chiara.

The amphitheater at Seaside Park and Community Arts Center will be open by summer 2016, Mr. Frey said. The restaurant could be later, Mr. Zigun added.

“We see this as the first major capital investment in the Coney West district since the district was established under the 2009 rezoning and it is intended to spur further mixed-use development in the area by rehabilitating a city landmark and creating active open space, retail, and entertainment uses,” said a spokeswoman for the city’s Economic Development Corporation, which helps the city create affordable housing, new parks, shopping areas, community centers and cultural centers for the city.
